Q. What is a CDPE
Professionals within the real estate community earn the Certified Distressed Property
Expert designation when they meet all the qualifications of this nationally recognized accreditation. To remain certified, CDPE® designees must continue monthly education sessions and network nationally with other CDPE® professionals.
Q.Why should I care, the bank will probably end up with the home anyway, right?
This reaction is entirely understandable. Most short sales fail because 1) the owner delays participation until it’s too late, and 2) the owner selects the wrong agent for their situation. The costs and consequences of going into foreclosure are severe. Yet new legislation makes short sales simpler, so they are clearly a better choice for a distressed situation. But you must choose a professional who thoroughly understands the convolutions of the process. Mistakes can cost you thousands and thousands of dollars and may inflict permanent damage on your future livelihood.
Here is what a CDPE® really does for you.
As CDPE® professionals we are held to a higher standard of care. We are all professionals in our community who wish to help families keep their homes. Our focus is not to simply acquire another listing and hope it sells, we are here to educate you, take away the stress and embarrassment of what you are going through and ensure that you have explored all the avenues available to keep your home.
Helping you with a short sale of your home is our last resort. If we elect to work together and take on your case, it will only be after all other options have been exhausted. Should you meet all the short sale requirements, your situation will be handled with dignity and a level of professionalism rarely seen in today’s market.
We will prepare your home for viewing to ensure it stands out from competing distressed properties. We will put together a marketing and financial package that is uniformly recognized and accepted by loss mitigators, leaving no questions unanswered.
We will handle the negotiations to make sure your potential tax and legal exposures are minimized. We will refer you to a close network of like-minded referral partners (such as attorneys, CPAs, etc.) to make very sure this is the right course of action for you. And we will do everything in our power to ensure that your transaction is expedited through the many obstacles this constantly changing short sale market puts in our path. All with the hope that, like many of our transactions, yours will be price approved for sale without even a buyer for your home. We will even stay in touch long after this is over to be available to help
Q. Why should I choose a CDPE® Professional over the other short sale “experts” in my area?
A lot of people are calling themselves experts these days, but what makes them an expert? How many short sales have they successfully closed? Do they really understand the process and how to mitigate your losses effectively? What is the basis for their advice—hearsay or fact? What formal education do they have in this area? Ask them for examples and time frames. Talk to past clients to see if they are happy. If you don’t get satisfactory answers, then question whether they are the right “expert” for you.
Q. This process seems to be very involved, why should I do all this work when my friends are just mailing back their keys to the bank?
Honestly, doing so would be foolhardy without at least talking to a CDPE® to ensure you are fully educated and can make that decision not from an emotional standpoint, but as a business decision. After all, we are not asking you to do anything more than is necessary to help sell your home. We are in the midst of the most difficult real estate market since The Great Depression. With your help we will more than likely sell your home, reduce you losses, reduce your potential for legal proceedings and allow you to restart your family’s life over as soon as possible.
