Q.Why should I care, the bank will probably end up with the home anyway, right?

This reaction is entirely understandable. Most short sales fail because 1) the owner delays participation until it’s too late, and 2) the owner selects the wrong agent for their situation. The costs and consequences of going into foreclosure are severe. Yet new legislation makes short sales simpler, so they are clearly a better choice for a distressed situation. But you must choose a professional who thoroughly understands the convolutions of the process. Mistakes can cost you thousands and thousands of dollars and may inflict permanent damage on your future livelihood.

Q. Why should I choose a CDPE® Professional over the other short sale “experts” in my area?

A lot of people are calling themselves experts these days, but what makes them an expert? How many short sales have they successfully closed? Do they really understand the process and how to mitigate your losses effectively? What is the basis for their advice—hearsay or fact? What formal education do they have in this area? Ask them for examples and time frames. Talk to past clients to see if they are happy. If you don’t get satisfactory answers, then question whether they are the right “expert” for you. 

Q. This process seems to be very involved, why should I do all this work when my friends are just mailing back their keys to the bank?

Honestly, doing so would be foolhardy without at least talking to a CDPE® to ensure you are fully educated and can make that decision not from an emotional standpoint, but as a business decision. After all, we are not asking you to do anything more than is necessary to help sell your home. We are in the midst of the most difficult real estate market since The Great Depression.
